Trying to sell land that hasn’t been cleared is like selling a hoarder’s house without cleaning it out. It’s less attractive to potential buyers, more time-consuming to sell, and you have to compromise on the price. Here are some of the ways clearing a piece of land can help get it sold in a timely manner and for what it’s worth.
Don’t spend extra time selling your land for less than it’s worth! Give Mint Condition Land Management a call or text at 910-663-0793 for a FREE QUOTE on increasing your ROI and getting your time back.
Selective Clearing vs. Clear Cutting- know the difference BEFORE you get your land cleared! Selective clearing is the removal of specific vegetation from a property. This usually includes small brush, dead or unwanted trees, and all vegetation where structures, roads, and driveways need to be built. Advantages of selective clearing:
✅Leaves shade and nature on the property
✅Roots left behind absorb water and decrease erosion ✅Leaves a cleaner finish on the property
Where selective clearing shines:
-Individual lots meant for residential or small commercial buildings
-Preparing land to show to potential buyers
-Hunting and recreational land
Clear cutting is the removal of all vegetation from a property or a section of a property.
Advantages of clear cutting
✅Maximizes the available usable space on a property ✅Eliminates the possibility of trees falling on and damaging buildings
✅Makes it easier to level the land
Where clear cutting shines:
-Large commercial properties, especially with big parking lots
-Agricultural land for growing crops
-Properties that need major regrading for proper water flow Whether you're looking to get your land selectively cleared or clear cut, Mint Condition Land Management has the skills to get it done. Give us a call or text at

Q: Are all quotes free?
A: Yes! Regardless of the distance or job size, all quotes and estimates are completely free.
Q: What area does Mint Condition Land Management service?
A: Mint Condition Land Management is based in the Sloop Point Loop area of Hampstead. Regularly scheduled maintenance is also offered in the Scott's Hill and Surf City areas with a slight upcharge due to travel time. We take on larger projects from Jacksonville all the way down to Leland.
Q: What does "minimum" refer to when it comes to the price of heavy equipment work?
A: A minimum is simply the lowest cost we will do a job with a machine for. The minimum price is typically half the cost of the price for a full day of work, even if the job only takes an hour, due to the time and cost to move the machine to the job. The typical minimum us $400, but it is higher when specialty equipment is needed.
